Santa Cruz Real Estate: Fast Sales for Higher Prices

Soquel home prices topped 2008 levels this spring but the average going rate in Capitola has been slower to rebound.





Check out the latest data released by MLSListings Inc. on Santa Cruz County real estate, which shows that compared to five years ago, homes are selling faster and at a higher price.

Median home prices in Soquel for the three month period of April to June rose more than 21 percent from 2012 to this year, and were slightly higher than five years ago, according to the MLS Listings. In Capitola, home prices were almost 15 percent higher than last spring, but remained more than 20 percent lower than 2008's peak pricing. 

Across the county, home prices rose an average of 21.1 percent this year when compared to a year ago, though they are slightly down from 2008.

June's median home price in Soquel was $717,500, a 31 percent spike from a year ago, when it was $495,000. In Capitola, median home prices increased 14 percent, from $598,000 to $695,000. 

The median home price for the entire county last month was $586,000.
